"My experience with Julie Kaczor has been phenomenal! First impressions are everything. She not only matched our expectations, but she far exceeded them! We worked with her coworker Michael who sincerely cared about our thoughts, questions and concerns on a daily basis. He kept in touch with us throughout the entire process. We were extremely pleased with our overall experience. Most importantly, we found the best house we could have ever dreamed of! We couldn't have done it without Julie and her amazing team. "I am at the sales stage of my late in-laws' home, and so cannot attest to negotiating skills yet. But everything else, Julie Kaczor has shined and shined brightly on behalf of me and my in-laws' family. Unlike others complaining here, she returns my calls and text promptly, helped me through the lengthy property clean-out and modernization process by recommending contractors who did their work quickly, expertly, and at fair rates. She arranged spectacular photos of the home, and got the MLS listing up on the day she promised. She is filled with energy even after 23 years in the business. I am not easy to impress, but so far, Ms. Kaczor has my utmost confidence that she will bring us a winner of a deal. Should that change, I'll be back to update the review, but for now, my five-star opinion stands.

"In the beginning, Julie expressed her commitment to my best interest as my agent. She listed my house, did a fairly decent job of marketing, but I became very concerned when she suggested at listing price $20,000 lower than what it should be. She wanted to list it between $347,000-$367,000. I was very surprised and began to feel that my best interest was not a priority with her. I finally insisted that the hose be listed at $385,000. 3 days on the MLS, I got an offer. And that's when things really changed. It seemed Julie began to negotiate more for the buyers benefit as well as herself, than me. After that point I heard less and less from Julie and finally heard nothing at all until a day before closing when she called and left a voicemail message saying she will be late arriving to the closing. As it turns out she never came to the closing, and just sent a card and message via the buyer's agent (whom she knew by the way) letting me know she wasn't coming. Wow, what a surprise. Julie Kaczor presents an impressive resume in real estate sales, but she lacks genuine character, professionalism, and loyalty to clients (unless it benefits her). My outcome did work together for the good but it was despite of Julie's efforts and not because of it. Sadly to say my realtor expeience was less than disappointing and would not recommend her unless you just want to sell your house and don't care how it turns out for you."

"If you want your home sold, and fast, hire and listen to Julie and her team. She works as a team, with Margie and Allie, and the three of them give you an honest assessment of what needs to be done.
Julie came in, staged our home and told us very honestly what we needed to do in order to sell, and sell fast.
We sold our home in a buyers market against 40 other homes in our price range in less than 40 days! We were thrilled.
We did not have expectations that she would do everything during the process. She told us up front she helped to plan, stage and negotiate. Margie and Allie helped coordinate all other items and everyone was always respectful and available.
Being an Agent (in my personal opinion) means someone who will get the job done, and in this tough market, I am thankful we had Julie and her team to guide us through the process."

"Wish I could give ZERO stars. Sadly dealing with Julie was the worst experience ever.

She wasted six months of our time. She is more of a lister and not a seller. She does not do her own open houses and is slow to return calls and emails (if you even get one). She was always very rushed. We were not getting a lot of showings and we couldn’t understand it. The ones we did have we had to hunt her down to get feedback. She was not proactive at all. I really felt something was very wrong with the listing.

Turns out I was correct. In the area of the listing for agents only she uploaded a document about our house she shouldn’t have. It was information on our dryvit and what needed to be repaired. I found out from a friend who is an agent who could see the document. When we received the report she wanted a copy and we handed it to her.

When the repairs were done we emailed her a PDF version of the report. That version never made it to the agent section of the listing. Instead she blamed me for sending her the wrong version, when I never scanned the incorrect report, they did.

My husband then proceeded to pull the sign out himself and go on a rager at her office. Luckily the managing broker was smart enough to get us out of the contract immediately.

We relisted about three weeks after ending our relationship with her. Found a wonderful agent who pulled the incorrect info off the MLS and we had a ton of showings, even during the Christmas holidays. In four months we received the best offer and just recently closed."
